About Us
NXT Realty takes an opportunistic investment approach, typically purchasing buildings with total vacancy that require significant value-add, and with underwriting that focuses on future cash flow. We target B-class assets within specific geographical Chicagoland locations, and we reposition these assets through complete gut renovations. We lease each unit with new, qualified tenants, and we take a buy and hold strategy, so we refinance each building with long-term debt upon stabilization.
Our company is vertically integrated which allows us to effectively scale operations. Each arm of the NXT business model gives us the resources to strategically acquire, develop, lease, and operate each property with the goal of maximizing asset value. We have “in-house” construction and development specialists to provide high-quality and on-time renovations, full-service leasing operations to market each apartment, a property management arm to manage each asset while driving NOI, and experienced external legal counsel to mitigate risk throughout the transaction.

Our primary business is the acquisition, rehabilitation and operation of value-add, B-class multifamily buildings within specific geographical Chicagoland locations. We look to acquire long-term assets, so we have a buy and hold strategy, and we’re able to scale our business through the vertical integration we’ve employed.
Development
With a speciality on multifamily renovations, our team of in-house construction and development specialists are able to accurately analyze the scope of work required for a new project, immediately start demo on day one, and work our way throughout the entire rehab, efficiently transforming a building into a condo-quality place to call home.
