  • What is NXT Realty?

    NXT Realty, LLC is a privately held investment company, vertically integrated with full-service brokerage, management, and development operations.  We will be the property manager for your apartment during your lease term.

  • I am a Broker, How do I show your apartments to my clients?

    If you are a licensed broker and would like to show an apartment, please or office or view MLS showing instructions to schedule a viewing time.  Be sure to have the client name, number, and email ready for the property manager to receive payment for your rental.

  • What happens when your lease ends?

    Once the lease is coming to an end, we'll send you a 90 day email reminder. If you let us know within those 90 days, its a simple process for a renewal.

  • How do I pay my rent?

    You can pay your monthly rent from your tenant portal. Its also located on the top right of any page on our website, the "Pay Rent" button.

  • How do I start my ComEd/Peoples Gas service?

  • How do I apply for an apartment?

    To apply for an apartment, visit our Availability page, find the apartment you are interested in and click "Apply Now."

  • I need maintenance help in my apartment, what I do.

    Please log in to your tenant portal. Once you are signed in, navigate to find the "Maintenance  Request" and submitt it. You can also take a look at the "Questions Answered For Our Residents" video above. 

  • How does the application process work?

    After viewing an apartment, you need to submit an application to our leasing department.  The leasing department will work to process your application quickly, often within 24 hours. You will receive an email from the leasing department about your status of application.


    Please be aware that the information below must be submitted via our application service in AppFolio before the application can be processed:


     


    1) Copy of a government-issued photo ID


    2) Two recent paystubs from your current employer (if applicable)


    3) Two recent bank statements; and


    4) A completed Landlord Verification Form, if requested


     


    NOTE: Providing this information without delay will expedite the process significantly and greatly reduce turnaround time. Our property manager will send you an email at least 30 days before your move-in date to welcome you to the property and to schedule a move-in time.

  • Can I afford an apartment?

    While we will not know if you will be approved for an apartment until we process your application, we let applicants know that they must verify income of at least 3 times the amount of the apartment rent. For example, if you are applying for an apartment for $1,000/month, you must make at least $3,000/month to be approved. Our screening company will also run a credit report. If you are not approved, we may be able to offer a lease with a qualified co-signer or guarantor.
